"Bastille Opera (Roquette) - 2 bedrooms + Salon 65m2 - Apartment Rental Listing Details

Welcome to our calm, luminous duplex apartment at the heart of Paris, in the neighbourhood of the Bastille, the Opera House, the “port de l’Arsenal” and the “place des Vosges”. Located next-door to the “Place de la Bastille” (at the beginning of the “rue de la Roquette”), the apartment is close to many tourist attractions. You’ll find many shops (normal and organic supermarkets) and traditional markets in the neighbourhood. The apartment is located in an area of Paris offering many leisure activities (walks, relaxation, tourism).
It is a duplex apartment full of character, a traditional apartment entirely renovated in the Spring 2008. It is 60 square metres on two levels, suitable for 4 or 5 people.
The lounge or living room has a sofa-bed, armchairs and coffee table, fireplace, bookcase, TV, DVD player. At the same level there is a dining room and the an American kitchen, which is fully equipped (ceramic hob, microwave oven, fridge, etc.). At the Upper-level there is the main bedroom: double bed (width: 140cm), bed-side tables, wardrobe with hanging space, chest; there is also the mezzanine area with a single bed, desk.
The apartment provides a bathroom, 2 toilets, washing machine.
The nearest Metro station is Bastille (lines 1, 5, 8).

BOOKING DEPOSIT PAYMENT

We require a booking deposit corresponding to 30% of the total cost of the rental for finalizing the reservation. You may pay by credit card, bank transfer or PayPal. The Euro is the only accepted currency.

RENTAL BALANCE PAYMENT AND REFUNDABLE SECURITY DEPOSIT

In principle, the rental balance and the refundable security deposit shall be paid by credit card at latest 4 days or by bank transfer (For EU Citizens only) at latest 10 days before the arrival date. In some particular cases, we accept this payment cash on the arrival upon previous request.
The refundable security deposit will be refunded at latest within 72 hours after the departure.

PRICE

The price includes:
- Household linen, dishes and electrical appliances.
- Costs of water, real estate and residence taxes. Consumption of electricity is included for rentals of less than 4 weeks.
- Personal reception at the apartment on arrival and on departure for formalities and keys between 8 am and 8 pm.
- Household insurance that covers the apartment but not the tenants and their personal effects.

The price does not include:
- Your telephone calls
- Consumption of electricity for rentals of 4 weeks and plus.
- The refundable security deposit will be 30% of the total rental (not less than 300 euros).
- An extra charge of 20% applicable in the period Christmas/New Year's Eve only.

CANCELLATION POLICY

We do not refund the booking deposit if the cancellation is made less than 60 days before the scheduled arrival. We refund the booking deposit (less 100 euros for administration costs) if the cancellation is made more than 60 days before the scheduled arrival.

NUMBER OF PERSONS IN THE APARTMENT

The number of persons cannot be more than the number indicated in the reservation contract (this number includes also children aged less than 2 years old). Should be not respected the number of occupants, we reserve the right to cancel the rental contract and keep the entire cost of your rental.

LATE CHECK-IN

For a check-in after 8:00 pm, we will charge the tenant by 50 euros extra. For a check in after 12:00 pm, we will charge the tenant by 80 euros extra
