Surrounded by 42 acres of private parkland and woodland, Peycibeau is a magnificent, traditional stone-built manor-house, which offers that rare opportunity for a perfectly relaxing holiday in absolute seclusion and tranquility, whilst being only 8km away from the famous medieval town of Sarlat.
With 5 bedrooms and 4 bathrooms - sleeping 10 comfortably (and a max. of 15)- this stylishly furnished, light and spacious grande-maison is ideal for special family occasions, or joint holidays for groups of friends or 2/3 families.
(An alternative option available is to take both the main house together with the adjoining cottage, thus giving a property that would accommodate up to 20 guests.)
One of the property's many features, is the newly completed summer house next to the heated swimming pool, with panoramic views over the landscape. Here there is a steam-shower room for the convenience of the pool, also a bar, a traditional bread-oven and stone BBQ chimney in a large dining area - perfect for alfresco living on long summer days!
The accomodation in the main part of the house consists of 4 bedrooms upstairs - One twin (with additional sofa-bed) and 3 doubles (2 of which are adjoining) one en suite bathroom and one large bathroom, shared between the 3 other bedrooms. Downstairs there is one large family bedroom with double bed and sofabed, an en suite bathroom and a dressing room. The entrance hall with beautiful marble floor has a grand marble staircase leading up to the library. Double doors lead into the elegantly furnished drawing room, whilst the main reception room, very spacious and stylishly furnished, incorporates a dining area and lounge area with leather sofas and even a grand piano! All of the ground floor rooms have french doors opening out into the walled lavender and rose garden.
The fully-equipped kitchen, with country style units and granite worktops, also has a dining area.
There are various outside terraces, gardens and seating areas - even a tree-house! Electric gates to the property ensure complete seclusion, and guests - children and adults alike - may take advantage of the acres of peaceful Peycibeau countryside.
The land around is a haven for wild-life. A herd of deer often graze in the park, along with red squirrels. There are some beautiful birds, including buzzards, woodpeckers and owls, and many species of butterflies and insects.
Often on a summer’s evening hot-air balloons will gracefully pass along the river valley close to the property - always a lovely sight!

This main part of the house is exclusively available during the months of July and August and can during this two month period be rented together with the adjoining cottage, thus creating a complete property which is suitable for 14 to 20 persons - perfect for holidays for larger groups of family and friends - for a rental of 6,500 euros per week.
The self-contained apartment, which sleeps a maximum of 5 (plus a cot) is available all year round.
DEPOSITS
1. A deposit of 50% of the total rental cost will be payable initially to confirm the booking, with the balance payable two months prior to arrival date. king.
2. We are not able to accept payments by credit cards.
3. A security deposit for any breakages of 10% of the rental cost will be required on arrival. This will be repaid to you (less any costs for damage or breakages) upon departure.
CANCELLATION
4. Cancellations must be made in writing.
Up to 180 days before rental commencement – total deposit refunded.
Between 60 and 180 days - 50% deposit refunded
Between 1 - 60 days – No refund of deposit
Change-over day is Saturday
5. The property will be available to you from 16.00hr
6. The property must be vacated by 10:00am on the day of departure
7. The maximum number of persons, including sofabeds and cot, must not be exceeded.
8. Young children are welcome.
